Seller's Agent
If an agent is selling someone's 
home they have to explain
seller agency relationship,
explaining their duties
to the seller. If you show up
while there is an open
house, you do not
need to sign
anything, but you need
to understand that
the agent there represent
the seller.

Buyer's Agent
If an agent is showing you homes
in the market place they have
to explain their agency
relationship and agreement. 
There have been some
changes in federal law
8-17-2024
This new law was needed
for protecting the public.


An agent must represent
and warrant that he or
she is in compliance
with MLS Rules as
well as all State and
Federal Laws governing
the showing of properties.


An agent also represent
and warrant that you are
required to have a
buyer broker agreement
in place prior to showing
properties, if you
are being represented.
Said agreement
has been or will be
executed prior to any
showing appointment.


If you want to view this
home alone, unrepresented 
you can do so. You
always have the option
of seeking agency
through out the whole
buying process.
Remember, at all open
houses, the agent 
holding the open house
represents the seller, unless
limited agency is confirmed.

Limited Agent
This is when an agent has an
agency relationship with both
the buyer and seller at the
same time. An agent can not do
or say anything that will be
detrimental to either side.

This relationship can be
explained and how
an agent is being paid.

Buyer Disclosure

This disclosure form 
is not a contract.
It just gives clarity that
you are being unrepresented.
But you can be
represented later
on in the process.
Either with the listing agent
